Nosara is one of the last areas of Costa Rica that is all but untouched by big development. Our beaches are protected areas, which leaves them clean and pristine. The beaches of Nosara - Guiones, Pelada, Nosara and Ostional - are protected zones included in the Ostional Wildlife Refuge, and are overseen by the MINAE as part of the National Parks System of Costa Rica.
The first titled lots available at these beaches begin 200 meters back from the median tide line at the oceanfront. The entire Maritime Zone is contained in the Protected Zone, so no beach front leases or concessions are available on the oceanfront closer than 200 meters. The protection of the flora and fauna in this oceanfront zone is of utmost importance to the local residents, because it is what makes these Nosara beaches special. When walking along the beach front, you are surrounded only by the sea, sand and nature.
